Terms and Conditions

1. Subject

These general terms and conditions govern the contractual relationship between the Guest and CostaLungaHouse (hereinafter the "Property"), located at Località Passo Costalunga 13, 38039 San Giovanni di Fassa (TN), Italy, CIN: IT022250C2MFB2S8VE, concerning stays at the holiday apartment managed by the Property.

2. Booking and confirmation

A booking is deemed confirmed upon receipt of the required deposit and the identity document of the booking holder, in response to the offer sent by the Property.

3. Payments

Stay with arrival more than 30 days from booking:

  • –First deposit of 30% of the total amount, due upon booking;
  • –Second deposit of 30% of the total amount, due within 30 days of the arrival date;
  • –Balance of 40% of the total amount, due upon arrival at key handover.

Stay with arrival within 30 days of booking:

  • –Deposit of 40% of the total amount, due upon booking;
  • –Balance of 60% of the total amount, due upon arrival at key handover.

Accepted payment methods: bank transfer, PayPal, cash.

4. Security deposit

Upon arrival, a security deposit of €100.00 is required to cover any damage to the property and its contents, accidents, or loss of apartment keys. The deposit will be refunded in full by bank transfer within 48 hours of departure, subject to inspection of the apartment.

5. Cancellation

For cancellations notified up to 60 days before the arrival date, the Property will issue a voucher for the value of the first deposit paid, valid for 12 months from the date of issue, with no date restrictions.

For cancellations notified after 60 days before the arrival date, the booking is non-refundable and the full amount is due, including in case of no-show.

6. Check-in and check-out

Check-in is available from 5:00 PM.

Check-out is required by 10:00 AM.

Late check-out until 1:00 PM may be available upon request, at no additional cost.

7. House rules

Guests agree to observe the following rules during their stay:

  • –Smoking is prohibited inside the apartment;
  • –Parties and events are not permitted;
  • –Waste must be disposed of in the appropriate recycling bins;
  • –The apartment and storage room must be left tidy at check-out;
  • –Any damage must be reported promptly to the Property;
  • –Ski equipment is not permitted inside the apartment;
  • –Guests must respect building regulations, particularly quiet hours: 1:00 PM–4:00 PM and 10:00 PM–8:00 AM.

8. Additional services

A crib is available free of charge upon request.

Pets are welcome. Guests are advised to bring dedicated blankets or throws.

9. Liability

The Property is not responsible for theft, loss, or damage to guests' personal belongings during the stay. Guests are liable for any damage caused to the property, furnishings, or equipment of the apartment.

10. Jurisdiction

Any disputes arising from this contract shall be subject to the jurisdiction of the Justice of the Peace of Cavalese (TN), Italy.
